Lucerne Grand Review: Is the Lakeside MRT Premium Worth It?
Lucerne Grand is a 570-unit, 99-year leasehold condominium by City Developments Limited (CDL) at Lakeside Drive, District 22. It is directly linked to Lakeside MRT station and forms part of a mixed-use development, with a supermarket, shops and restaurants at the first storey. Sales bookings begin on 3 October 2026.
It is the first new private condominium launch in the Lakeside area in about a decade. Its strengths are easy to see. The question for buyers is how much they are paying for them, and whether the particular unit justifies the premium.
What is Lucerne Grand?
Lucerne Grand comprises five 17-storey residential blocks above a first-storey retail podium. There are no one-bedroom units.

Three in four units are two- and three-bedroom homes. At the top of the range, the four-bedroom premium types total only 95 units, and the version with a study just 16.
CDL won the site in a 2025 Government Land Sale tender for $608 million, about $1,132 psf per plot ratio.
Why does the location matter?
Lakeside MRT on the East-West Line is directly linked to the development, and Jurong East is two stops away. Jurong Lake Gardens is close by, and the retail at JEM, Westgate and IMM is a short trip away.
The supermarket and shops downstairs bring everyday convenience into the development itself, which matters most to owner-occupiers.
The wider Jurong Lake District is part of the appeal. Its future development is best treated as context rather than a promised return. The more immediate question is what the property is worth today against the alternatives.
What are the starting prices?
CDL’s indicative starting prices are:
- two-bedroom from $1.498 million (624 sq ft, about $2,401 psf);
- three-bedroom from $1.988 million (883 sq ft, about $2,251 psf); and
- four-bedroom premium from $2.788 million (1,152 sq ft, about $2,420 psf).
The three-bedroom units start at the lowest psf of the three types. A project-wide average can hide large differences between individual units: floor, facing, layout and size can justify quite different prices within the same development.
How should you compare it with nearby projects?
The most relevant neighbours are The LakeGarden Residences and Sora. Both are recent, and both have 99-year leases that began in 2023, so tenure is not a major point of difference.
Two adjustments make the comparison fairer:
- Floor-area rules. Lucerne Grand falls under the new rules that exclude areas such as air-con ledges from strata area. Its psf therefore reads higher than an older project’s for the same usable space, so a headline psf comparison overstates the gap.
- Distance to the MRT. Lucerne Grand is directly linked to Lakeside station. Its neighbours require a longer walk.
These are the kinds of adjustments that separate a headline premium from the real one.
Is the new-launch premium worth paying?
Lucerne Grand will be priced above the resale condominiums around it. For most buyers, that gap is the hardest part of the decision.
A sensible way to approach it is to look at what the premium buys, and for how many years you will enjoy it:
- a direct MRT link, which saves time every day and tends to remain in demand when you sell;
- a supermarket and shops within the development;
- progressive payments during construction, which gives time to sell an existing home or plan around family milestones; and
- a new building, with current layouts and facilities and no early renovation.
Spread across the years a family intends to stay, a premium that looks substantial at purchase can look quite different. For many buyers here, the comparison involves more than the price per square foot.
None of this makes every unit good value. It does mean the gap should be weighed against what each option offers over your intended holding period.
What should you compare before booking?
- the total price, as well as the psf;
- the unit’s size and the efficiency of its layout;
- floor, facing and likely views;
- the premium over nearby resale and recent projects, after the adjustments above; and
- competition at resale: with 570 units, many similar homes may be on the market at the same time, so stack, layout and entry price will matter.
Is Lucerne Grand worth buying?
The answer will differ from unit to unit.
The direct MRT link, integrated retail, Jurong Lake Gardens and the wider district are genuine strengths. The key considerations are whether your unit’s price fairly reflects them, and how it will compare with similar units when you eventually sell.
